Not being a golfer, the idea of teeing off at midnight fills me with little excitement, but I can see how it might appeal to devotees of the sport. And it is a possibility if you choose to holiday in Klövsjö, Sweden, in June, when the sun does not set. A small village some 500km (300 miles) north of Stockholm, Klövsjö has traditionally been a winter destination for Swedes and the handful of Brits who have heard of the place, but it is in the middle of a transformation into a year-round resort.
“It is a beautiful location,” says Roy Smith of Grosvenor Overseas, the UK company that is marketing properties at the resort. “The snow-clad mountains are transformed during the spring to create a summer idyll of lush lakeside meadows and woodland walks; in the autumn, it is a blaze of colour.”
There is an 18-hole golf course just 5km from the resort where you can play for 24 hours a day, should you so wish. For non-golfers, there is hiking and mountain-biking, you can swim in the lake or simply soak up with the sun and scenery.
Klövsjö, known to the small contingent of British visitors as Secret Mountain thanks to pronunciation difficulties, is the smallest resort in the Vemdalen skiing area. It was founded in 1975 by Lars Backskog, the father of its current hotel manager, Anders, and comprises the Kovsjofjall Hotel, 24 apartments and a ski shop. But Backskog, along with his partner Michael Pettersson, a property developer, has ambitious plans for the resort. Their vision is to create “not the biggest, but the best” ski resort in Sweden. Expansion plans have already begun: over the past couple of years they have added a new bar and large sun terrace, as well as 12 ski-in, ski-out apartments. A new ski lift will open in December this year.
Further improvements are planned over the next eight years. These include the construction of new apartments, a lakeside village with a pub and café, a new ski shop and a grocery store. Two storeys will be added to the main hotel building, as well as two new four-storey apartment blocks. The skiing area will also be expanded: the existing 50km of slopes in the Vemdalen area are planned to double over the next few years.
The second phase of development is a further 12 apartments in three two-storey buildings within 100m of the ski-lifts. The two-bedroom (62sqm) apartments have en suite bathrooms (one with a sauna), large balconies and under-floor heating. They range in price from £144,000 to £159,000, depending on position, and an optional furnishing package, which includes flat-screen TV and DVD players, costs a further £6,500.
Apartments can be reserved off-plan for six weeks with a £1,000 deposit, after which a deposit of 25 per cent, less the initial deposit, is payable. Properties are owned freehold, and maintenance fees, covering snow clearance, refuse collection, administration costs and a sink fund, are about £100 a month.
Apartments can of course be rented out privately, although the easier option will be to place their properties with SkiStar, a Swedish ski resort operator, or with Neilson, the surf and sailing tour operator owned by Thomas Cook. Grosvenor Overseas, estimates that at current rates the rental of a two-bed apartment for a full 18-week ski season will generate income of around £8,000 a year. Summer lettings can be organised privately or through the Klövsjöfjall Hotel.
Secret Mountain's location has distinct advantages for the skiing as well as the golfing set. Thanks to its latitude, snow is plentiful. In mid-April, just a week before the lifts were due to close at the end of the last ski season, there was still around 1.5m of snow on the ground despite glorious sunshine. Indeed, over the past six years, the season in the Vemdalen area, which includes the resorts of Vemdalsskalet, Bjornrike and Klövsjö, has started in October, resulting in an impressive six months of skiing.
And although this is a small resort, there is a wide range of pistes, from gentle nursery slopes to black runs. Within Vemadalen, there is a total of 30 lifts and 52 pistes. Moreover, despite the highest altitude in the area being just 946m - which is low by Alpine standards - SkiStar says that snow is “guaranteed from December 18”.

Interesting. As a Brit living in Sweden I can thoroughly recommend the skiing for families and those who wish to enjoy moderately challenging runs. Facilities are outstanding for kids and queues are short. The prices quoted here however are way too high - surf swedish property sites to see reality!
